What Actually Happens in a Furnace Tune Up (From the Tech's Side)

A former technician walks through a real fall furnace tune up, what each check catches, and how to tell a genuine inspection from a fifteen minute filter swap.

Homeowners paid me for thousands of fall tune ups, and I always suspected half of them wondered what they were buying. Fair question. A real furnace inspection is about 45 minutes of specific checks, each one catching a specific failure before it happens in January. Here is the honest walkthrough, so you know what your money should buy.

The safety half

The first half of a proper tune up is safety work, and it is the part you cannot see from the kitchen.

Heat exchanger inspection. The heat exchanger separates the air you breathe from combustion gases. Cracks from decades of heating and cooling cycles can pass carbon monoxide into the airstream. I inspected with mirrors and cameras where access allowed, and this check alone justifies the visit on any furnace past ten years.

Combustion analysis. A probe in the flue measures oxygen, carbon monoxide, and flue temperature. The numbers reveal burner problems, gas pressure errors, and venting trouble that no visual inspection catches. A tech without a combustion analyzer is doing a look over, not a tune up.

Draft and venting. Confirming the flue actually carries exhaust out, that draft pressure switches trip correctly, and that intake and exhaust terminations outside are clear. Blocked vents are the single most common no heat call in snow country.

Gas leak check. Every joint from the shutoff to the valve, tested with instruments or solution, never a guess.

The reliability half

Ignition system. Hot surface ignitors get resistance tested because they announce their death in ohms months before they fail on a cold morning. Flame sensors get cleaned; a dirty sensor is behind an enormous share of intermittent lockouts.

Blower service. Wheel cleaning, amp draw measured against nameplate, and on older units, bearing checks. High blower amps mean airflow trouble, and airflow trouble becomes cracked heat exchangers.

Static pressure. Two taps and a manometer tell the truth about your duct system in a minute. High static pressure quietly kills blowers and heat exchangers, and almost nobody measures it. Ask for the number.

Condensate path. On high efficiency furnaces, the trap and drain get cleaned. Frozen and clogged condensate lines are the mystery shutdown of every cold snap.

How to spot the fifteen minute special

If the visit ends without panels coming off, without a combustion analyzer appearing, and without any numbers reported to you, that was a filter change with a markup. The tell of a real tune up is data: ignitor resistance, flame signal, blower amps, static pressure, CO readings. Ask for the readings even if you will not interpret them; the shops that measure will happily share, and the ones that do not measure will teach you who they are.

Book it in October. Come January, you will either be glad you did or never know what did not happen, which is exactly the point.
